Board Meeting August 19, 2024

The meeting was attended in person by Steve Fabry, Kostas Lazarides, Debbie Lambert, Jeff Spoerk, Nate Ziarek, and Wendy Fisenne.  The meeting was at the Lambert home and called to order at 7:04 pm on August 19, 2024.

  • $15k in the Money Market at 4.91% APY.  Renewing on 10-19-24, and the interest is deposited into the savings account
  • There are currently liens on 3 lots for unpaid dues

Architectural Control Committee (ACC)

  • Lot 17  Roof project was approved
  • Lot 48  Deck, pergola, and paint project has been completed
  • Lot 50  Roofline and deck project approval requested; project is currently on hold
  • Lot 69  Whole home natural gas generator  project has been approved
  • Lot 99  Garage addition project has been approved
  • Lot 63  Painting project has been completed 

Environmental Control Committee (ECC)

Debbie Lambert reporting

  • Mowing is completed weekly (and looks great!)
  • Shoreline pruning – will evaluate budget in fall to decide if pruning is feasible this year
  • Site visit scheduled from Nellen Tree Service to determine tree pruning and removal suggestions for 2024
  • Evaluating the need for second beach treatment
  • Chemical treatment for aquatic weeds outside of the beach and boat areas was determined not to be feasible due to wind, depth, and size of treatment area
  • Aquatic Biologists proposes manually cutting aquatic weeds outside of the beach and boat areas twice per year, or as needed.  Aquatic weeds have been cut and the results were successful
  • Milfoil treatment evaluation is ongoing
  • Radek continues to focus on work as specified by the ECC
  • ECC is in talks with Tudor Oaks regarding the farm field swale.  Results should be forthcoming.  Hoping for an update at the Annual Meeting

Old Business

  • In regards to keeping the directory up to date…a letter will be mailed to homeowners who have missing contact information in the directory
  • Reminder that homeowner’s lawn service providers must stay on personal property and do not treat common grounds.  Please be sure this is noted in your lawn care provider’s service notes.

New Business

  • Proposed rewriting of Rules that further clarify the renting of homes is strictly prohibited
  • Requesting that homeowners and children put away beach toys in the bins provided when play is done.  Please fill in the holes dug in the sand so no one trips.  Please move chairs away from the water and place neatly near the grass when done using them so that the beach remains an inviting place to spend time.    (Thank you to Kostas and Diane Lazarides for providing the bins.  Much appreciated!!)
  • The annual meeting will be held at Tudor Oaks on Tuesday, October 22nd at 7:00 pm
  • Due to the increase in people using the common grounds unaccompanied by homeowners, the Board is considering discontinuing passes and requiring homeowners to be with their guests at all times.  The Board would be appreciative if homeowners would contact the board via email at [email protected], with any ideas and/or concerns you have regarding the use and/or discontinuation of passes as soon as possible.  This item will be discussed at the Annual Meeting.  Your input will greatly assist the Board in making a decision that is both workable and efficient and will yield the best results for our great community.
