Completed Tasks
- Annual Meeting review. No further comments from ECC.
- Final mowing completed for 2024. Invoice sent to board for payment
- Final tree pruning completed for 2024 (in September). No further comment from ECC.
- Buoys, nets, and weed mats have been removed and stored for the year.
- Roto tiller purchased for Radek’s use at the beaches (Thanks, Ed Stukas).
- Limb lopper purchased for Radek’s use (Thanks, Dave McCoy).
- Playground sand – No need to place sand at playgrounds. Level is adequate (Thanks, Shari Berry).
Upcoming Tasks
- ECC voted to increase Radek pay by $2.00 per hour effective January 1, 2025.
- ECC voted to increase Radek bonus to $500 per year.
- Radek tasks
- Sign by Cambridge Court needs to be repaired.
- Resident’s concerns (Legacy will do 750 linear feet of path repair for $1,500):
- Requests to repair/maintain paths going to the lake in the following location:
- Southwest path my Mortimers.
- North path by bridge.
- Path coming down from Ludington by the culvert. Needs to be re-graded.
- Tennis court
- Repair of crack in 2025 by Bruce berry. No labor charge. Supply cost only. Esimtated at $300.
Maintenance
- Legacy Landscaping
- Mowing – completed weekly.
- Mowing increases to ~748.60 per cut in 2025. Average of 18 cuts = ~$13,475 annually in 2025.
- Shoreline pruning – switching to another company that will do shoreline maintenance more cost effectively.
- Path repair – need to evaluate path repairs in Spring 2025.

- Nellen Tree Service
- Tree removal and pruning maintenance will be reviewed again in fall 2025.
- Aquatic Biologists
- Budget includes two herbicide treatments of beach and boat areas in 2025.
- Aquatic Biologists proposes to manually cut the weeds outside the boat and beach areas twice a year, or as needed, when they come to treat the beaches and boat areas.
- Milfoil treatment evaluation – ongoing.
- Shoreline Maintenance (mowing shoreline and spot herbicide treatments for invasive species)
- ECC voted to approve Eco Resource Consultants as new shoreline maintenance consultant. Shoreline will be mowed annually every year. Cost includes mowing of the entire shoreline, spot treatment if invasive species, and seeding with native seed.
- Shoreline will need a couple years to reestablish new community with more grasses and flowers and fewer shrubs and trees.
- Tudor Oaks farm Field
- Tudor Oaks is moving forward with the restoration of the farm field to a tall grass prairie.
- ECC received three proposal for the field, reviewed them with Tudor Oaks, and will be moving forward with the contractor to start seeding and restoring the farm field this winter. No cost share for this part of the project as of now.
- The restoration of the swale is scheduled for spring/summer 2025. This is the phase of the project that Tudor Oaks will be asking for a cost share on.
- Project estimate is $20,000-$30,000. The grant is a 70/30 cost share, so $9,000 is Tudor Oak’s cost.
- ECC voted to approve up to $5,000 from savings to help cover the project cost with Tudor Oaks. ECC requests that the board approve release of these funds based on the results of upcoming discussions with Tudor Oaks regarding cost sharing for the project.
- Tudor Oaks is moving forward with the restoration of the farm field to a tall grass prairie.
ECC Standards
- ECC has full authority for mooring placement but needs to follow the boat mooring request procedure approved in 2022. The board will not be involved moving forward.
- The ECC will make maintenance and contract decisions on behalf of the community.
- Maintenance decisions will be supported by contractor advice, community need, and highest and best use of funds.
- Contract decisions will be made with existing contractors based on cost and need.
- The ECC will ask for an advisory vote from the community on tasks that are not considered maintenance or contract decisions (i.e. projects based on an individual’s preference and not backed by need or maintenance). The ECC will consider the results of the vote and input from contractors, if appropriate, before moving forward with a final decision.
- ECC members need to use the lake Brittany emails.
