- There are three lots with liens for failure to pay dues. Note: preparing and filing liens results in additional costs to the association, all of which are charged against the delinquent homeowners.
- A letter will be sent to all suppliers and vendors requiring all invoices to be mailed to the Lake Brittany Homeowners Association mailbox or emailed to the treasurer.
- The treasurer will get approval for payment for all invoices.
Architectural Control Committee (ACC)

- Nothing to report.
Environmental Control Committee (ECC)
Zach Davis reporting
- The ECC is under budget for 2024 by roughly $19,000. The items under budget are weed treatments and weed cuttings as the weeds in the summer of 2024 did not require as much remediation as anticipated. This money will be applied to future expenses, projects and/or unforeseen events for example, storm damage to paths and/or trees.
- Review of proposed ECC 2025 Budget.
- Planning for 500 linear feet of path maintenance per year.
- Planning on weed cutting twice per year.
- Leaning towards a uniform shoreline cutting vs a burn.
- Two quotes were obtained for the mowing of the shoreline:
- EcoResource bid for a 2 year contract for $6,995 per year for mowing and shoreline management.
- CWP bid $6,300 per year for mowing.
- The ECC is leaning towards EcoResource as the provider.
Old Business
- Jeff Spoerk will head up the committee for updating and streamlining the Covenants and Bylaws. The committee has been formed. Please email [email protected] or call him at 414-425-1134 with any ideas, suggestions or concerns you may have.
- A check in the amount of $200 will be given to Steve Fabry for the Petty Cash Fund.
- Fishing Passes and house plans have all been delivered.
- Continued discussion of the Social Committee Budget.
New Business
- Discussion on division of duties:
- Jeff Spoerk will take over issuing and updating liens from the treasurer.
- Steve Fabry will take over Insurance Policy coverage and audits from the treasurer.
- Credit card use was discussed.
- Trespassers are back. Please stay vigilant in asking for passes. Only the new 2025 passes are valid. Thanks to those who have asked trespassers to leave recently.
