Board Meeting Minutes July 20, 2025

The meeting was attended in person with Steve Fabry, Jeff Spoerk, Laurie Kontney, and Wendy Fisenne in attendance.  Zach Davis and Debbie Lambert were absent.  The meeting was at the Fisenne home and called to order at 6:22 pm on July 20, 2025.

2nd Quarter 2025 revenue:  $14,284.45 (checking:  $14,210.92 + savings $73.53)

2nd Quarter 2025 expenditures  $7,666.21                          

  • Liens are not placed on the homeowner’s property until at least 1 year behind in dues.
  • There are active liens on lots 9 & 75.
  • Liens will be updated to include dues owed, lien filing fees, interest, and legal fees.
  • The Board is considering all legal options which could include revocation of common ground privileges, seeking personal judgements against the delinquent homeowners and foreclosure.

Architectural Control Committee (ACC)

  • Nothing to report.

Environmental Control Committee (ECC)

Steve Fabry reporting

  • Completed work:
    • Aquatic vegetation treatment. 
    • Weed mats, buoys, and nets have been placed.
    • Landscaping and mulch on the East beach.
  • Upcoming work:
    • Order 5 cubic yards of mulch West beach flower beds.
    •  Rototill East and West beaches to reduce weed growth.
    • Rake and clear weeds from beaches and boat areas.
    • Order and place gravel on paths around the lake including access paths.
    • Consult tree service contractor regarding dead tree by Ludington Court.
  • Maintenance:
    • Mowing increases to ~$748.60 per cut in 2025.  Average of 18 cuts per year = $13,475 for the year 2025.
    • Shoreline mowing:  completed early 2025.  Invasive species treatments in summer and fall before next mowing.
    • Path repair:  750 LF per year for $1,500.
    • Tree removal and pruning maintenance will be reviewed again in fall 2025.
    • The budget includes two herbicide treatments of beach and boat areas in 2025.
    • Aquatic Biologists propose to manually cut the weeds outside of the boat and beach areas twice a year or as needed when they come to treat the beaches and boat areas.
    • Miffoil treatment evaluation is ongoing.
  • Shoreline Maintenance:
    • Shoreline mowed every year in winter.
    • Native wildflower seeding where appropriate.
    • Invasive species treatment twice a year.
  • Radek to focus on boat areas and flowerbeds.

Old Business

  • Nothing new to report on the progress of the committee to update and streamline bylaws and covenants.

New Business

  • Updating boat and mooring rules.
  • New temporary ECC liaison is Steve Fabry.
  • A more detailed description of the website to be included in the new homeowner’s Welcome Packet has been approved.
  • Start of preparations for the Annual Meeting.
  • There are 2 Board Position openings.  Wendy Fisenne and Debbie Lambert’s terms are over in October.  Please let a Board member know if you are interested in running for a board position as soon as possible so we can get the word out.  Wendy Fisenne is running for a second term.  Debbie Lambert is currently undecided.
