Board Meeting, April 25th, 2022

The meeting was in person at Lazarides’ house; called to order at 720p. Larry Acker, Steve Fabry, Peter Fantle, Kostas Lazarides, Nick Connor and Nate Ziarek were present.

Secretary’s Report

  • Minutes of the March 14th was reviewed by email and were unanimously approved.

Treasurer’s Report

Kostas Lazarides Reporting

  • Current Balances as of 5/9/2022
    • Checking: $33,020
    • Savings: $8,818
  • Campaign is coming soon to convince and help homeowners set up ACH.
  • Our Employee is now paid via direct deposit.
  • As of 4/1 there are 6 outstanding quarterly dues and 1 lien on a property.

Architectural Control Committee (ACC) Report

Larry Acker Reporting

  • No new projects were reviewed
  • Lot 38 is moving forward after some delays
  • Lot 18 has completed installation of solar panels on roof.

Environmental Control Committee (ECC) Report

Nick Conner Reporting

  • Spring Cleanup is almost completed
  • Mowing should start very soon. We have budgeted for 21 mows this year
  • Water testing will be conducted in the coming weeks.
  • Spot treatment for Phragmites will be conducted soon
  • Live staking of dogwood is completed. We estimate a 70% survival rate
  • Rain Gardens were damaged from the willow removal and will need to be repaired.
  • Rain gardens were successful again this year in ensuring the path was not flooded.
  • It has been reported that someone is blocking the outlet on the north side of the lake. We are asking whoever is doing this to stop.
  • We are currently employing a worker doing 10hrs of work, but have estimated that there is 30hrs of work available. Due to this, we are exploring options to maintain the property.
    • Option 1: Hire another employee, However ECC does not wants to manage multiple employees
    • Option 2: Hire a contractor to handle most maintenance in the common property. This may or may not include retaining our employee. If under $11.8k we can cover under payroll w/workmen’s comp
  • Additional work to be conducted in the coming weeks
    • Path gravel and repair
    • Flower bed maintenance and plantings
    • Pruning around lake.

Old Business

  • Due’s collection and any issues, liens.
  • No progress or decision has been made boat motor rules.
  • Technology upgrades to website is ongoing.
    • New website is operational at https://lakebrittany.com. Further updates planned
  • The Document repository is in progress. This will be the storage location for invoices, vendor insurance forms, and contracts.
  • New @lakebrittany.com email for Board members is currently being used at this time; ECC and ACC updates are forthcoming.
  • The Dead Tree at Lot 55 is currently being discussed. We have received a number of quotesand are discussing a cost sharing option with the homeowners.

New Business

  • The Board has determined standards for Communications from the official Lake Brittany email account. This email will only send official business and messages of interest to all homeowners. It will not be used for announcements of sales. Board members will use some discretion at this time while we wait for more functionality from new website.
  • Quotes for liability Insurance for board members are currently being reviewed.
  • All volunteers will need to sign a waiver prior to helping in any effort. This is a one-time waiver for all volunteer activities on common grounds.
  • The Board with West Bend is reviewing COI needs. The cost is approximately $100/yr per contractor.
  • The Board and ECC are working to standardize the boat mooring processing including who is responsible for doing the work.
