The meeting was in person at Lazarides’ house; called to order at 7:15pm, Larry Acker, Steve Fabry, Peter Fantle, Kostas Lazarides, Nick Connor and Nate Ziarek were present.
Secretary’s Report (Pete Fantle reporting)
Minutes of the April 25th have been posted on the Board’s drive for review and not approved at
this time.
Treasurer’s Report (Kostas Lazarides reporting)
- Current Balances as of 6/27/2022
- Checking: $32,407.26
- Savings: $8,818.09
- Aquatic Biologist bill was expected to be around $1700 however was $700 as it was determined they did not need to treat the entire lake. (see below ECC report)
- Four homeowners were past due on the special assessments at the time of the meeting. An updated AR aging report will be received around July 1st
- Our suppliers are getting the new @lakebrittany contact information.
- The fish/livestock license name and address has been updated.
- A new mailbox has been installed next to the path at Stratford Court. This mailbox was set up to allow the Board to receive mail. The long term goal is to have all business be sent to email accounts.
Architectural Control Committee (ACC) Report (Larry Acker reporting)
- Lot 66 is remodeling and has notified the ACC that a dumpster will be in their driveway.
- Roofing on Lot 5 has been completed.
- The Board would like to remind homeowners that they should notify the ACC when work is planned.
Environmental Control Committee (ECC) Report (Nick Connor reporting)
- The ECC is looking into options to ensure general maintenance is completed in a timely manner
- Option 1. Continue to employ 1 employee and look into hiring a second employee. However the ECC is not interested in managing employees.
- Option 2: Hire a contractor to handle all general maintenance. They are getting together the scope for taking maintenance out to bid.
- Aquatic Biologist treated the lake for invasive weeds. They did not treat the fishing areas, west beach and west boat storage. They did treat the east beach.
- Dissolved oxygen testing results demonstrated that the lake is in very good health. The ECC is following DNR standards sampling for phosphorus. Samples were taken at the culvert when flowing, at ice out, and monthly testing. For a complete summary of our lakes health see the Dossier.
- The ECC suggests the purchase of biologs to be used at the south culvert to control sediment flow.
- Native Niche recently spot treated for Phragmites.
- It has been noted that areas previously treated for Phragmites and reed canary grass will need to be replanted or invasive weeds will again take over. In some of these areas live stakes of dogwood was planted. Survival rate is approximately 60%
- The area behind the shed will need to be burned again. ECC will coordinate with Fire Dept.
- A chainsaw pruner has been purchased to assist in the pruning of higher branches around the lake.
- Two trees purchased and planted last year are dead. These were purchased on sale and do not have a warranty. Board is considering asking for donations to replant these trees.
- Small tree removal around the lake will continue.
- No beaver have been reported this spring and summer; however the muskrat activity has increased. It has been decided that it is not worth trapping them until the population gets larger.
- Legacy Landscapers have been reminded of where they need to cut. The Board suspects that homeowners mowing common ground are causing confusion. Homeowners should only mow inside their property, do not mow common property.
Old Business
- Tree behind Lot 55 has not been removed as the tree service has been busy with recent storms.
- It has been reported that a few homeowners have noted suspicious activity at another house. The Board will not be investigating the activity. The Board recommends that if you see something suspicious please report to the Muskego Police.
- The Board is still researching outboard motors use on the lake. Current draft rule: Boats are limited in size to no more than 22 feet combined width and length. No motor propelled craft of any kind will be allowed on the lake except small electric trolling motors powered by no more than 2 batteries with a maximum 12 volts each. Trolling motors cannot exceed 80 pounds of thrust and have their motor housed in a watertight unit below the surface of the water. Electrical cords to recharge batteries are not permitted to extend across common grounds. With the intent to make Lake Brittany safe for non-motorized watercraft and swimmers the lake is at all times a no wake lake.
- Further discussion to take place at the Annual meeting.
- Three mooring requests have been received by the Board and ECC .
- Lot 55 has been approved move to a shared location on the south side of the lake
- Lot 35 spot has yet to be determined.
- Lot 8 has been approved to move near the tennis courts on the north side of the lake, however the owners have decided not to move.

- The Board is still investigating Board of Director insurance to cover legal fees
- The Board would like to remind homeowners that the beach is public but boats and other equipment storage at the beach is private. We have had numerous complaints of people on or using items from storage boats. If the boat or equipment is NOT yours, please stay off it.
