Board Meeting, August 16 2022

The meeting was in person at Acker’s house; called to order at 7:15pm, Larry Acker, Steve Fabry, Peter Fantle, Kostas Lazarides, Nick Connor and Nate Ziarek were present. 

Secretary’s Report (Pete Fantle reporting)

  • Minutes of the June 27th meeting have been posted on the Board’s drive for review and not approved at this time.  

Treasurer’s Report (Kostas Lazarides reporting)

  • Current Balances as of 8/5/2022
    • Checking:  $13,957
    • Savings:  $28,818
    • Note:  $20,000 was moved from checking to savings on July 20, 2022
  • Recent supplier invoices have started coming in via email, which is greatly helping to streamline our approval and payment process.
  • A proposal and quote for Director and Officer Insurance from our current carrier was sent to the board for review.
  • Our current bank (Associated Bank) is expiring their routing number as of Sep 20th, so we will be receiving new checks.
  • The 2022 raise for our worker was not processed by Nolan.  That has been corrected and back paid.
  • A YTD spend report was shared with the board.  Expenditures are tracking favorably for the year.
  • Letters will be sent to several homeowners who are in arrears on their association dues.
  • As mentioned in the last minutes, a new USPS mailbox has been installed next to the path at Stratford Court.
    • This provides us with a fixed address, so we do not have to change remittance addresses with suppliers as board and ECC members change over.
    • Much thanks to the Muskego Planning Services department in working with us to make this happen.

Architectural Control Committee (ACC) Report (Larry Acker reporting)

  • ACC is looking into whether or not the metal roof was approved on Lot 39
  • ACC will be investigating a number of non-standard/regulation lawn lights.

Environmental Control Committee (ECC) Report (Nick Connor reporting)

  • The Board has a copy of the recommended mooring locations
  • The Board is investigating kayak rocks for east and west boat storage location.  ECC is not in support but will not push back.
  • A motion passed to increase our employee’s hourly rate to $22/hr. effective Jan 2023.
  • The ECC created a priority list for employee to focus on.
    • Woodchip and weed flower beds
    • Split up flowers in beds with an excess of vegetation and disperse to beds with thing vegetation.  
    • Maintenance on 1/3 of the path, including the path from Ludington to the main trail around the lake.
  • There was no movement on working with Tudor Oaks on corrective measures for agricultural fields south of McShane.  This field drains into lake via culvert near Lot 37
  • A biology will be placed at the culvert near Lot 37 to reduce phosphorus and sediment input to lake
  • It has been noted that the rain gardens on the east side have more grasses than intended.  These areas will be overseeded with flower seeds and grasses knocked down early next year to ensure the flowers take.
  • The board discussed running electrical to the shed or spending $600 to install a solar panel for power.
  • ECC and Board are researching a Master Landscape plan and outsource work.
    • This will include “waking up” Lake in spring, trail and flower garden maintenance and pruning shrubs around lake.

  • There are two mooring requests outstanding.  

New Business

  • The quote to increase our current liability coverage to include board members, committee members  (ECC, ACC, Social, etc.) and any homeowner who helps or volunteers at association events was $450.
  • Annual meeting has been scheduled (date below).  
    • There is no special assessment or covenant changes proposed.
    • There are two Board member positions open.  The Board would like to remind interested homeowners to notify us early.
  • It has been noticed that there is an increase in non-homeowners around the lake.  Please approach, introduce yourself and ask for a pass.

Next Board Meeting Date – September 12th time and location TBD

Annual meeting has been scheduled – October 15th (rain date 16th) at the tennis court.
