Treasurer’s Report and Budget Review for 2022 (Kostas Lazarides reporting)
- Budget Notes:
- 2021 maintenance dues were based on 3 qtr’s at $99 and Q4 at $108
- 2023 budget is a placeholder and will be firmed after a joint meeting with the ECC (Date TBD)
- $20,000 was moved from checking to savings in July.
- Inclusive of that was $9,900 fromfron the Jan 2022 special assessment to cover tree removal from 2021 storm damage.

- Streamlined processes to reduce manual labor and paper:
- Eliminated payroll checks and moved to direct deposit
- Eliminated paper payroll reports and moved to suppliers online portal
- Near full migration of receiving invoices and documents electronically. A few items (AR report) remain hard copied
- Established a permanent USPS mailing address for LBHOA via the city and installed a locked physical mailbox on Coventry Lane

Architectural Control Committee (ACC) Report (John Ruszkiewicz reporting)
- The ACC approved many projects in 2022, a year of remodeling. New roofs, siding, windows, doors, light post heads, solar panel and landscaping were some of the projects approved this past year.
- All residents are reminded to send an email to [email protected] prior to the start of their project for review and approval. This is typically a quick process and ensures that our rules and covenant are being followed.
- Updates to the approved materials list, process and transparency is coming in the next year.
Environmental Control Committee (ECC) Report (Nick Connor reporting)
- ECC and Board are researching a Master Landscape plan and outsource work.
- This will include “waking up” Lake in spring, trail and flower garden maintenance and pruning shrubs around lake.
- One third of the lakeof lake shore will be maintained and one third of the pathof path each year.
- Lake treatments and testing were conducted throughout the year. The results of the water quality test demonstrated that the lake is in good health.
- Invasive plants have been treated and removed from around the lake. This has left a number of bare spots and the shoreline. These areas will be overseeded to encourage native vegetation to fill in the area.
- Flower beds have been maintained, mulched. Where necessary,necessary they additional plants have been planted by removing them fromremoving from other areas.
- A razer rack will be purchased to assist in maintaining the beaches.
- A numbernumbe of trees have been pruned or removed around the lake. In addition, 3 trees have been planted.
- ECC has completed 1 new boat mooring request and 1 request is pending.
- ECC is looking for additional help from homeowners.
Old Business
- Technology update.
- New Website has been launched. Please use www.lakebrittany.com.
- Switching to the new website and new hosting was cheaper than the previousthan previous site and increased our options for the websitefor website. Including:
- A forms section that will store ACH, Boat Mooring, Proxy voting and other forms.
- Homeowners will now be notified via email that minuites have been postedbe posted on the website.
- Health of the lake data
- Social features including forums for discussion and community events coming soon.
- We also are changing remittance or contact names from individuals (i.e. an ECC member) to generic names such as “Treasurer”, “ECC”, or “Board” at LBHOA
- The goal is to not use personal email addresses that need to be updated every time committee or board members change..
New Business
- The Board will be looking at updating and changing all rules, by laws, and covenants during the New Year.
- Expanded our liability coverage to include all (past and current) committee and board members, as well as any volunteers. Still in process is aligning our policies so they all renew on the same date Completed our annual workman’s comp audit
- Please review the boat mooring process posted on the website. This process is necessary for anyone wanting to move their mooring site or create a new one. The Board asks you not to clear your own spot, the ECC will create your new mooring spot.
- All watercraftwatercrafts stored at the lake need to have your lot number on the craft.
- We were able to save some money this year as a number of expenditures were not necessary.

- Elections: 3 year terms. Larry Acker and Nick Connor terms are expiring
- Voting was not necessary as there were 2 candidates and 2 openings.
- Wendy Fisenne and Debbie Lambert will be joining the Board.
