Board Meeting on March 8th, 2023 & Budget

The board meeting was at Steve Fabry’s home attended in person by Nate Ziarek, Pete Fantel, Debbie Lambert, Steve Fabry, Kostas Lazarides and Wendy Fisenne.  Called to order at 7:07pm.

Secretary’s Report

  • Wendy Fisenne reporting
  • Reading of the minutes was waived.
  • Minutes of the December 1, 2022 meeting have been approved and posted to the Lake Brittany website.

Treasurer’s Report

  • Kostas Lazarides reporting
  • Balances as of 3-8-2023:
    • Checking:  $9,933.29                                   
    • Savings:
      • Emergency Reserve: $23,364
      • Capital Reserve: $5,478
      • Project Reserve:   $10,000
  • 2 homeowners who were delinquent 120 days plus in dues have paid to current
  • 1 homeowner is delinquent on dues
  • Discussion on how to handle homeowners who are past due on dues continues.
  • A letter requesting homeowners participation in ACH dues collection is forthcoming.

Architectural Control Committee (ACC)

  • Debbie Lambert reporting
  • There are no new projects.
  • Lot 94 project continues.
  • Status of current projects:
  • Light poles:  3 homeowners are out of compliance.  Letters have been sent to them.
  • Light post heads are available at Furguson.  More information is on the Lake Brittany Website.
  • Glass replacement is available at Les’s Glass.
  • Acrylic replacement is available at Les’s Glass or Ace Hardware.
  • ACC would like to have everyone check their lamp posts to be sure they are in working order and illuminated each evening/night.
  • ACC reminder:  Homeowners who are planning exterior projects are required to contact the ACC for approval before the project begins per our Bylaws.

Environmental Control Committee (ECC)

  • Continued discussion on Legacy Contract and Radek’s responsibilities.

Old Business

  • Parking compliance issue for lot 9 is ongoing.
  • Hourly wage increase for Radek from $20.00 per hour to $21.50 per hour 

New Business

  • Discussion on new fishing passes:  New passes, once distributed will be the only valid passes.  Old passes will no longer be accepted.  The pass must be visible when in use by visitors and guests.  One pass will be given to homeowners upon request.  Please contact a Board member for a pass.  We are trying to reduce our liability for trespassers and those who mistreat the fish.  Anyone using an old pass will be required to leave the common property enforceable by the Muskego Police.  New passes will be issued each year.  This update will be added to our rules.  The new passes will be available May 1st.
  • 2023 Budget is under further discussion.
