Environmental Control Committee (ECC)

- Minutes from the last ECC Meeting are posted on the website under the Minutes tab, Lakebrittany.com, password lowercase lb99, for more detailed information.
- Please review the minutes from the ECC Meeting before contacting the ECC regarding concerns and complaints. Compliments are always welcome and appreciated.
- New lake depth map will be on the website under the Dossier tab.
- According to the latest biology report, the lake is doing fine.
- No scheduled projects at this time.
- Please understand that per the biologist who treats our lake, lake weeds will likely be bad this year due to a warm winter in all lakes, not just ours.
- The ECC budgeted for a more aggressive weed treatment in 2024. This will include areas outside the beaches and boat storage areas. The treatment is limited to shallower areas around the perimeter of the lake, no greater than 8-10 feet deep. Treatment becomes less effective with depth. Treatment will be completed when beach areas are treated. The ECC will decide on treatment areas soon. The Board has previously approved this budget line item.
- Weed mats will be placed by beaches.
- Last but certainly not least…Andrea Katz is leaving the ECC committee. We extend to her a huge thank you and appreciation for all her time and efforts over the years in helping make the ECC committee successful.
Old Business
- A suggestion to incorporate into each Board meeting minutes an overview by category of monthly expenditures and income received was declined by a majority of the Board.
- A Financials tab will be added to the website where budgets will be posted.
New Business
- A former resident using the path has been asked to discontinue use of the common grounds.
- The issue of renting homes long term or short term, for example, vacation rentals, was discussed. Our current Covenants read as follows: Article VIII, Section 1. Purpose…”No lot shall be used for other than a single family residence.” Article VIII, Section 13. Signs…”Business activities are restricted to home offices… No other business activities of any kind whatever shall be conducted in any building or on any portion of said property.” The Board is evaluating the Covenants to clarify, streamline and update provisions that homes may not be rented for any duration of time and must be owner occupied.
- The use of homes for business purposes was discussed. The Board is in agreement that Article VIII, Section 13, stating that “business activities are restricted to home offices, so long as such use shall not interfere with the quiet enjoyment or comfort of any other owners. Home offices are defined as: no employees or customers, little or no traffic, and no exterior evidence of business…”, is sufficient.
