Board Meeting March 25, 2025

The meeting was attended in person with Steve Fabry, Zach Davis, Debbie Lambert, Jeff Spoerk, Laurie Kontney, and Wendy Fisenne in attendance.  The meeting was at the home of Steve Fabry and called to order at 7:16 pm on March 25, 2025.

Architectural Control Committee (ACC)

Jeff Spoerk reporting

  • The ACC has reached out to Lot 75 to address their property appearance issue.  
  • The Board was made aware of signage complaints.  Signs are limited to 3 square feet for advertising signs and political signs are subject to the City of Muskego Ordinances.

Environmental Control Committee (ECC)

Zach Davis reporting

  • The 2025 ECC  Budget was sent to the Board for approval.
  • Common area shoreline damage that occurred during the recent shoreline mowing will be repaired by the contractor.
  • Herbicide was used on the shrubs.
  • Grasses and flowers will be planted along the shoreline.

Old Business

  • Petty Cash has not yet been funded.
  • Waiting for information from the Social Committee before pursuing  a Social Committee Budget.

New Business

  • A motion was made and passed by a 6-0 vote that beginning May 1, 2025, lot numbers will be included in the Board Meeting Minutes for lots with active liens filed with the Waukesha County Courthouse.
  • Discussion of reasonable attorney’s fees for filing liens.  This fee will be passed on to the delinquent homeowner for reimbursement to the Association.
  • Discussion of restricting use of the Common Grounds for homeowners who are delinquent in dues payments.
  • The Board is considering other types of legal action against homeowners who are delinquent with dues.
  • ECC Budget approved by a 6-0 vote.
