Board Meeting Minutes

The meeting was in person at Fabry’s house; called to order at 7:10pm, Steve Fabry, Peter Fantle, Kostas Lazarides, Debbie Lambert, Wendy Fisene,  and Nate Ziarek were present. 

Secretary’s Report (Pete Fantle reporting)

  • Minutes of the Sept 12th meeting have been posted on the Board’s drive for review and not approved at this time.  October and ready for review and annual meeting minutes are on hold until September is finalized.

Treasurer’s Report (Kostas Lazarides reporting)

  • Bank balances as of 11-2-22 were:
  • Checking $10,005
  • Savings: $28,821
  • Payroll is paid thru Oct 31. 

Still waiting for Legacy’s invoice for Oct mowing

Architectural Control Committee (ACC) Report (Larry Acker reporting)

  • No new proposals have been received for review.
  • Review of liaison duties.

Environmental Control Committee (ECC) Report (Nick Connor reporting)

On-going Tasks

  • Rain garden to be mowed to 8” once all flowers have gone to seed.
  • Three trees have been planted to replace the ones lost this year. They all have one year warranties.
  • Controlled burn by shed. Not done as of 11/1. Once burn has been completed, a $300 donation will be required. ECC will notify the treasurer once donation is required.
  • Status update for shed electrification
    • Dave Vanness checking on status update.
    • $15 per month for line maintenance plus any electric dues.

    • Lot 38 expressed interest at annual meeting

  • Landscaping
    • ECC requesting funds for fall cleanup by Legacy ($2,225).
    • ECC reviewed proposals from KEI and Legacy.
    • ECC is recommending an the board increase dues to accommodate increased Legacy contract for the following tasks (see Legacy proposal for details):
      • Annual pruning around the whole shoreline (winter) $7,800.
      • Fall clean up $2,225
      • Repair of 700 linear feet of path $2,500
  • Priorities for Radek this fall:.
    • Cut down rain garden
    • Prune low tree branches
    • Clear out flower beds
    • Prep flower beds for 2023 (Radek’s focus for 2023)
    • Move picnic tables to shed
  • Recent clearing of shoreline
    • ECC discussed the recent clearing of the shoreline in front of lot 38. 
    • ECC will be planting the area in fall of 2022 with tall grass to reduce erosion.
  •  Review of liaison duties

Old Business

  • Technology Update:  New email addresses and accounts are set up for new Board members.  We will begin reporting some analytics from the website to gauge its use for future enhancements.  
  • Letters to homeowners requesting corrective actions on covenant violations were sent out and a few have already taken measures action to correct. 

New Business

  • Installation of new Board members and adjustment of duties
    • See below for new positions and contact information.
  • The Board will begin a new initiative to review all by-laws and rules. 

Next Board Meeting Date – December 1st 7pm, Kostas will be hosting.
