The meeting was in person at Fabry’s house; called to order at 7:005pm, Larry Acker, Steve Fabry, Peter Fantle, Kostas Lazarides, Nick Connor (phone) and Nate Ziarek were present.
Secretary’s Report (Pete Fantle reporting)
- Minutes of the Sept 12th meeting have been posted on the Board’s drive for review and not approved at this time.
Treasurer’s Report (Kostas Lazarides reporting)
- Balances as of 9/30/3033 were:
- Checking $7,801
- Savings: $28,821
- Operating reserve -$23,364
- Capital Reserve -$ 5,456
- A follow-up letter to homeowners requesting participation in our ACH dues collection process is forthcoming.
Architectural Control Committee (ACC) Report (Larry Acker reporting)
- No new proposals have been received for review.
- The ACC will be updating the process and material list in the coming months.
Environmental Control Committee (ECC) Report (Nick Connor reporting)
- Our employee will be trimming back the flower gardens in the coming weeks,
- Focus for next year will be to get some quotes on Comprehensive Landscape plan from outside companies. This will include mowing, path maintenance and shoreline trimmings.
- The employee will focus on keeping the beach and boat areas clean, maintaining the flower beds, and misc. tasks as they present themselves (i.e. trimming, storm clean up)
- Lot 39 has a bunch of large stones that are not needed. These could be used for landscaping around the path or other locations. ECC will need to pick up.
- Areas that are bare from removal of invasive species will be seeded to ensure good shoreline diversity and stabilize the banks.
- Dave McCoy will be stepping down from running the ECC. The Board would like to thank Dave for all his hard work. Interested parties should reach out to Nick Connors, Steve Fabry or any Board member
- A solar panel has been purchased for the shed to charge batteries for our electric tools and will be installed shortly.
Old Business
- Letters to homeowners in violation of rules will be sent soon.
- The website will have a new section where homeowners can find forms including the boat mooring form and proxy voting.
New Business
- The Board was made aware of an unauthorized clearing along the shoreline. The Board, ECC and homeowner are working on corrective measures.
- The Board established the agenda and plan for the annual meeting.

Annual meeting has been scheduled – October 15th (rain date 16th) at tennis court.
