The meeting was attended in person with Steve Fabry, Kostas Lazarides, Debbie Lambert, Nate Ziarek, and Wendy Fisenne in attendance. Jeff Sproek attended via phone. The meeting was at the Fabry home and called to order at 7:10pm on September 24, 2024.

- $15,000 in a CD at 4.91% APY. –The CD matures on 10-19-24. The interest earned will be deposited into the savings account as well as the $15,000 in the CD.
- There are currently liens on 3 lots for unpaid dues.
Architectural Control Committee (ACC)

Environmental Control Committee (ECC)
Debbie Lambert reporting.
- Will be going over the ECC budget at the Annual Meeting on October 22, at 7:00 pm at Tudor Oaks.
- $750 was paid to Legacy for moving beach sand.
- Under budget for shoreline maintenance.
- Weed mats have been removed. Discussion regarding replacing the weed mats in 2026. These mats have 1 to 2 years left of their useful life. Weed mats have an approximate 8 year total life span.
- The second pickleball court will be painted. The tennis court lines are still visible for those who wish to play tennis.
- Nellon continues to trim trees on common grounds.
- Aquatic Biologists did 1 chemical lake treatment and weed raking in June and no milfoil treatments. Milfoil was not spotted in the lake but they will be rechecking for it this fall.
- Radek continues to focus on his priority projects, including but not limited to, trimming around and fixing lake signage, maintaining and thinning flower beds, and weeding beach and playground areas.
- The ECC voted on and approved a $2 per hour raise for Radek effective January 1, 2025. The Board approved this raise by a 6-0 vote. Radek’s new hourly wage will be $23.50 effective 1-1-2025.
- Looking to purchase a rototiller for the playground, volleyball, and beach areas on Ebay or Marketplace.
- Foliage on the lake side of the path is overgrown. Discussing trimming versus a controlled burn. The benefits of a controlled burn would be placing desired plants after the burn, reduced invasive species removal, and cost effectiveness. Considering a controlled burn every 3-5 years. The cost for a controlled burn around the whole lake would be $5750. The cost for shoreline trimming on half of the lake is $6000, full lake is $12,000.
- Dave Vanness will be stepping down from the ECC on October 1st. We sincerely thank him for the many years of dedication, service, and time he has spent on the ECC. His contributions to our community have been huge and are greatly appreciated.
Old Business
- The directory has been updated and can be found at the website, lakebrittany.com, password lb99 (lower case L) under the Directory tab.
- Thank you to those who offered opinions and input on possible changes to the guest pass policy. Considerations to be discussed at the Annual Meeting on October 22, 2024, at Tudor Oaks at 7:00pm include: date-specified passes; passes valid for immediate family members without the homeowner present; guests names on passes; resident to be at home while guests are using the pass.
- On October 22, at 7:00 pm at Tudor Oaks, at the Annual Meeting, we will be voting on 2 board positions. If you are interested in running for a board position, please email [email protected] so we can help get the word out. You can decide to run for a position up until the start of the Annual Meeting.
- Laurie Kontney will be running for a board position.
- If you can not attend the Annual Meeting but would like to vote, please fill out a Proxy Voting Form and drop it by any Board Member. Proxy Vote forms can be found on the website lakebrittany.com password lb99 (lower case L) under the Forms tab.
- Per our Bylaws, only one vote per lot is permitted.
New Business
- Discussion of a Social Committee budget to pay for things such as port-a-potty for the annual beach party, Easter candy for the Easter Egg Hunt, etc. Discussion about committee member burnout and how to inspire and encourage more homeowners to participate in the Social Committee.
- Discussion about creating a Petty Cash Fund to be held and distributed by the President of the Association. The purpose would be to reimburse committee members who purchase minor budgeted items from their own pockets. A Petty Cash fund in the amount of $200 was approved by a 6-0 vote. All reimbursements will require a receipt and all disbursements will be logged for tracking and transparency.
- Final preparations for the Annual Meeting (October 22, Tudor Oaks, 7:00pm).
