ECC Meeting MInutes

The meeting was attended in person by Dave McCoy, Nick Connor, Shari Berry, Bruce Berry and Nate Ziarek on April 24, 2025.

Completed Tasks

  • Budget approved for 2025.
  • 2025 shoreline mowing – discussed concerns with rutting and path repair.
  • Radek pay increased by $2.00 per hour effective January 1, 2025.
  • Radek bonus increased to $500.00 per year.
  • Pickleball net set up.

Upcoming Tasks

  • Discussion of path maintenance and gravel grader for path maintenance.  The ECC will be ordering gravel for path repairs.  The ECC will be trying a gravel grader to make path maintenance more efficient.
  • Discussion of Lot 2 boat request for east boat storage area.  The ECC will be creating more space for boats within the east boat storage area.
  • Discussion of upcoming Radek tasks:
    • Remove remaining shrubs on east end of lake.
    • Rototill beaches.
    • Repair sign by Cambridge Court.
    • Place buoys on east and west beaches.
    • Place volleyball net.
    • Clean shoreline of remaining debris from mowing.
  • Discussion of requests to repair/maintain paths going to the lake in the following locations:
    • Southwest path between Lots 54 and 55 needs gravel placed and leveled.  Grass adjacent to path needs to be top dressed with soil, seeded and watered.
    • North path between Lots 26 and 27 needs to have gravel placed and leveled.
  • Discussion of new boat request for east boat storage area.  The ECC will convert shoreline in boat storage areas into boat storage for additional watercraft.
  • Clean west playground of debris.

Maintenance

  • Legacy Landscaping
    • Mowing – completed weekly.
    • Mowing increases to ~$748.60 per cut in 2025.  Average of 18 cuts = ~$13,475 annually in 2025.
  • Nellen Tree Service
    • Tree removal and pruning maintenance will be reviewed again in fall 2025.
  • Aquatic Biologists
    • Budget includes two herbicide treatments of beach and boat areas in 2025.  Will be evaluated in June.
    • Aquatic Biologists will manually cut the weeds outside the boat and beach areas twice a year, or as needed, when they come to treat the beaches and boat areas.
    • Milfoil treatment evaluation – ongoing.
  • ERC (mowing shoreline, seeding, and spot herbicide treatments for invasive species).
    • Shoreline mowing was completed in March 2025.
    • 2025 is an evaluation year to see what comes up and what needs to be seeded.
    • Summer and fall invasive species treatments.
  • Tudor Oaks Farm Field
    • They are moving forward with the restoration of the farm field.
      • Nothing new to report.  Waiting on Tudor Oaks for confirmation of restoration.  Once approved, the following tasks will be completed:
        • Seed the farm field.
        • Restore the swale (Waukesha County grant).
      • Maintain field. 

ECC Standards

  • ECC has full authority for mooring placement but needs to follow the boat mooring request procedure approved in 2022  The board will not be involved moving forward.
  • The ECC will make maintenance and contract decisions on behalf of the community.
    • Maintenance decisions will be supported by contractor advice, community need, and highest and best use of funds.
    • Contract decisions will be made with existing contractors based on cost and need.
  • The ECC will ask for an advisory vote from the community on tasks that are not considered maintenance or contract decisions (i.e. projects based on an individual’s preference and not backed by need or maintenance).  The ECC will consider the results of the vote and input  from contractors, if appropriate, before moving forward with a final decision.
  • ECC members need to use Lake Brittany emails.…
